One lot (house block) separated by Weranga road, is on the eastern side of the properties. A new steel framed machinery shed, 12m x 18m, with gravel floor and three 5000gal. tanks has been a recent addition. There is also the original workshop and garage adjacent the home. A set of solid timer yards with some steel panels, undercover vet crush and work area, calf cradle and loading ramp are in good order. There is a 3 stand shearing shed, now used for storage.
This block contains the 3 bedroom steel frame, hardi plank exterior house which is in good condition. It has an open plan kitchen, dining and living area, along with wood heater and air conditioning in the living area. There is a good dam adjacent for domestic use, plus tanks.

Moorilda- 1170ha-2890ac
Country is a mixture of brigalow belah melon hole country with Iron Bark, Molly box some lighter soil types and small areas of cypress.
The property is just on 80% Cat X (white) on the vege map and there is a PMAV in place. Some 450Ha has been pulled, with about half this area seeded with bambatsi and Rhodes grass.
There is some 500ac of cultivation, now in fallow... A further 200ac has established oats.
No winter crop has been sown. The opportunity exists to plant summer forage or grain crops in the fallow area.
There is potential for more cultivation as the better soil types are progressively developed.
There are 11 stock dams plus a house dam; three have been recently de-silted.
Each paddock has access to water.
Fencing across the property is in good condition. The secure western boundary is 8' high netting with ringlock. The other three sides are wood and steel post, ringlock, with two barbed wires on top, all in good order. A hotwire is fixed to the external base of all sides for effective vermin control. There is an internal laneway for ease of stock movement.
An additional set of Clipex multipurpose yards are proposed but not yet erected. There is smaller set of timber yards are at the western end of the property.
There are very useful supplies of gravel for road base across the property where dams are in use.

"Kaiyuta": - 988ha-2440ac
This property adjoins Moorilda on its northern boundary.

Country is a mixture of level Brigalow belah farming country, melon hole country and lighter soil types with Iron Bark, Molly box with areas of cypress and bulloak.
The property is just on 75% Cat X (white) on the vege map. There is a PMAV in place.

An area of some 500ac, previously farmed now fallow is available for summer cropping, unless planted to grain sorghum, weather permitting. The remaining Cat X area (approximately1500ac) has been recently pulled


The balance is variable ranging from good open grazing country with box, other eucalypts and belah timber on heavier soil types, to areas of cypress and bulloak on sandy loams to the east, along with broad and narrow leaf iron bark timber.

There are 4 stock dams, all with good water. At the western end of the property is the 26 Mile Creek with mostly reliable seasonal waterholes.

Boundary fencing consists of 8' netting with wood post and is partly secure. Plans are to replace and install approx 10km of Waratah 8ft exclusion fence. The boundary between lot 2 and lot 24 is new - steel and wood post with 4 barbs.
Other internal fencing has been removed with some remaining old fences to be replaced.

There are no structures of consequence ie houses, yards or sheds on Kaiyuta.

There are some very good soils on this property with considerable scope to clear scattered timber and establish improved pastures. With future development carrying capacity can be lifted to compliment farming possibilities.

These two blocks complement each other and offer both livestock and farming opportunities. At present both cattle and goats are run on Moorilda, hence the multipurpose stock yards planned installation.

Being well priced it offers opportunity to expand while being able to run livestock and farm at the same time.
It is certainly worth inspecting if you are willing to undertake the improvements needed to maximise over time, the output off the property.
