• Country
Majority of the country is undulating hills, rising to steep slopes and ridges. There are narrow creek flats and valleys throughout the property. It is open through to semi open forest country of predominantly Iron Bark, Spotted Gum and Bloodwood. Grasses are all native and include Black Spear and some bluegrass. The property is currently carrying a good body of feed and ready to be stocked.

There are 6 dams in total, 3 in each paddock. Additionally each paddock has a well equipped with windmill and trough.

• Livestock
Tin Pot has traditionally been used to grow out replacement heifers prior to their being returned to the main commercial breeding herd for joining but is equally suited to a Breeder herd. The Seller nominates a carrying capacity of approximately 200-250 Weaners or 150 Breeders and progeny (through to Weaners). The property is being sold bare of stock.

With a fully fenced boundary, Tinpot is split into two paddocks. Top paddock of 900*ac and Bottom paddock of 2,400*ac. Most fencing is in decent order and majority steel picket with 3 or 4 barb.

Located at the dividing fence of the paddocks, is a set of timber cattle yards constructed of railway iron uprights and 5 x 2 rails. They have a loading ramp, two way draft, plunge dip, calf cradle and 2 cooler yards.
