Located on the eastern side of the river, only 5 minutes from Walker Flat, Scrubby Flat is a terrific hideaway consisting of only a few holiday homes in a secluded setting. This property is ideally positioned in this small community having only one neighbour and uninterrupted access to the river where all the leisure activities can be enjoyed. There is even a place to launch the boat and an area from which to ski.  Play in the front yard where there are a couple of fruit trees that are in their infancy and the big old gum tree just beyond the boundary is where to hang the swing.

RESIDENCE
This cosy yet very comfortable shack includes a good sized living area that, with its Skillion roof, reverse cycle air conditioner and front and side entry points, provides a nice area to reside. The kitchen has a gas cooktop and an electric portable oven, or use the barbeque outside for cooking up a feast. The two bedrooms are a good size with one having a fitted cupboard whilst the other has its own reverse cycle air conditioning unit. The bathroom and toilet facilities ensure there is no roughing it. A timber deck and verandah on two sides of the shack enhance its look and is a great spot to kick back and relax.

IMPROVEMENTS
A 10ft x 8ft shed has a concrete floor and provides lockable storage. Another storage option is the area under the shack. A small rainwater tank supplies fresh water to the building whilst river water services the property.
