"Muncoggin" is located Just 10km North West of the Yealering & located on both the main Yealering & Pingelly & Madill roads
in what many consider a reliable and much sought after location. The property has been conservatively farmed over many years which will add obvious advantages. The property has been leased for the past 3 seasons and the 2015 cropping program includes 524 ha Wheat, 250 ha Lupins, 227 ha Canola & 275 ha Barley making a total cropping area of 1276 ha.
In addition to the location & by far the most "outstanding" feature of this property would have to be the Quality Soils, made up of 75% 1st class medium loams set among Jam, York Gum, Jam, Salmon & White Gum with generous stands of original timber having been left by the early settlers which is not only a unique feature but adds to the charm of the property as well as offering shelter to livestock.
After Independent mapping of the property it is estimated that there are 1307 ha (3,230 ac) of cropping land available, the property is generally flat to gently undulating with higher areas in both the NW & SE Corners of the property.
Divided into some 23 paddocks with 3 smaller holding paddocks, Muncoggin has several roads that pass through the property allowing for the ease of Plant & Livestock movements, the fencing can best be described as in good condition, it is mainly of ringlock on steel posts. The majority of the Boundary fencing is in very good condition.
Water supply to the property includes 7 effective dams, 3 "solar pump" equipped bores @ 80 -85 feet producing around 700 - 1000 GPD, additional water is supplied from 2 soaks, 12 tanks & 16 troughs that remain with the property.
Pastures are across the majority of the property and have greatly assisted in the running of a very sound commercial sheep enterprise, these are Geraldton, Nungarin & Dalkeith Sub Clovers.
Fertiliser history is strong and the past 3 seasons have seen the following rates applied to crops....Canola 40 N , 10 P, 36 S, 5 K, Wheat 38 N, 10 P, 12 S, 5 K, Lupins 12 P, 10 N, Barley 38 N, 10 P, 12 S, 5 K. Recent soil tests have shown PH levels to be between 4.5- 5.6
Lime applied to the property from 2000 - 2007 totalled 1400 tn which was applied at 1 tn/ha
Finally, Improvements include a Comfortable 4 x 2 Fibro Home with Iron roof, reticulated garden, fully fenced yard and several sheds, Gas HWS, Reverse Cycle A/C
Large 5 stand shearing shed with steel yards & loading ramp, large GP Machinery shed with 150 tn cement Fertiliser storage bay, GP Shed which incorporates Workshop, several silos, tanks & troughs.
