Rural Property description

“Gilgering - Outstanding Avon Valley Property”

York / Gilgering Total Area of 1571 ha - 3883 Ac

Gilgering is located 16km South of York on Sandgate Road which is off the Great Southern Highway. The property is situated both 16kms to both York and Beverley.

The landscape of Gilgering" is undulating with areas described as being Very hilly. The soil types on "Gilgering" are considered to be mainly excellent Avon Valley Loams with the remainder being gravelly loams and gravel.

Approximately 70% would be classed as medium soil types with another 5% heavier soils and only 5% lighter soil types and the remainder being gravelly soils.

The property was cleared in the late 1800's at which time the natural timber on the property was predominantly York Gum, Jam Tree and White Gum.

The vendors describe the potential cropping area of the property to be approximately 804.87 ha.

"Gilgering" over many years has predominantly operated as a cropping and grazing property with a sound rotation in place for many years. Annually the rotation has included wheat, barley and canola.

In recent years the planting would include approximately 200 to 250 ha of wheat, 80 to 160 ha of barley and 80 to 240 ha of canola. Planting records of the last six years are available.

Gilgering has for many years been a well-known wool producer with its hill country lending itself to high yielding clean wool. Since the current owners have been on Gilgering from 1987 the focus was originally on wool, then due to market forces they then switched to a stock and crop regime.

The previous owner to before 1987 had a self-replacing flock of merinos that he and the present owners were able to produce an average of 25000kg of wool yearly. Since 2000 the owners have moved towards more cropping.

Water has not been a problem for stock as soaks and dams are backed up by reliable bores which are in ideal positions to gravity feed to troughs in most paddocks.

The pastures on the property are excellent with a clover base across the majority of the property.

The property is subdivided into 27 main paddocks along with 12 holding paddocks.

The fencing is in the main 7 line ringlock on Steel/ cement posts all in reasonable condition. There some wire netting and also there is approx. 1km of boundary fencing that needs replacing. {Next to hobby farm}

The current owners operate a mixed farming enterprise incorporating up to 3,000 sheep which requires the fencing to maintained to a high standard all year round.
