Real Estate in the Valley( Northridge, Van Nuys, Reseda ...) very affordable, also Pomona, Lynwood and tons of other places around Los Angeles are reasonably priced as far as real estate is concerned.

Most of the San Fernando Valley is very affordable. To be more specific you need to state a budget, then I can guide you to a specific neighborhood.

I would add North Hollywood to Cizbicki's list. Los Angeles is a pretty spread out place though, so a lot depends on where you work. You could find a nice pocket and then have to commute for hours everyday getting from it to work. Start with where you know you will be spending your time and then try to find a relatively close place that is affordable.
