The unique blend of competitive pricing, low interest rates and spacious family homes has drawn crowds of first home buyers to Metro Property Development (Metro)’s $50 million Eden residential housing estate located in the growth suburb of Catherine Field, in Sydney’s south‐west.
Located less than an hour from Sydney’s CBD at 719‐735 Camden Valley Way, Eden offers a range of brand new two to five bedroom homes priced from $481,000, that’s $369,000 less than Sydney’s median house price of $850,000.

First home buyers Prem and Muna Bhusal recently bought a four‐bedroom two‐level house in the estate, ending a significant search for a brand new family home at an affordable price.
‘My wife and I were so relieved to find a large, new home within our budget. We currently live in Kogarah and it would be unheard of to find a comparable property in the area for under $1 million,’ said the 28-year-old full‐time chef and part‐time disability support worker.
‘What also attracted us to Eden was the infrastructure coming to the area as well as the proximity to major motorways and connectivity to other parts of Sydney. The new train station at Leppington and the airport proposed at Badgerys Creek will only increase property prices in the region,’ Prem said.
‘For many buyers, Eden actually presents a cheaper option than renting. There are homes available from $481,000. This project is located in a key growth area making it the ideal investment for people wanting to break into the property market,’ said Dré Diesel of Ray White Diesel, who sold the house to Prem and Muna.
Dré Diesel said, ‘It has access to M5 and M7 and great amenities with nearby shopping centres and good local schools’.

To date, approximately 60 per cent of Eden has sold and according to Metro, first home buyers make up over half of these sales with many coming from outside of the area.
‘We are seeing a lot of buyers from outside of the area, much higher than we anticipated. Buyers are coming from areas such as Hurtsville, Fairfield, Kogarah, Rockdale and the inner west and are drawn to the affordable and competitive pricing, as well as the turnkey solution that we offer,’ said Phil Leahy at Metro Property Development.
Homes within Eden have been designed by high‐profile architects MPS and will be built by Metro’s home building arm Creation Homes. All homes have been carefully designed to complement the surrounding streetscapes. There are single and double storey options, with a range of traditional and contemporary facades.
All homes have a minimum of two bathrooms and most have double garages. There is also the option of two bedroom homes with a single garage from $481,000, the first of its kind in the area.
Homes come with a full turnkey offering and finishes have been selected with low‐maintenance living in mind, which is extremely appealing to professional time poor first home buyer millennials. Modern features include remote control garages and ducted reverse cycle heating and cooling systems ensure comfort all year round.
With golf courses, parklands, walking trails, shopping centres, childcare and good schools all within close proximity to Eden it’s easy to see why many Sydney based first home buyers are venturing further afield to suburb’s like Catherine Field in search of better value for money and turnkey house and land packages.
