1) A statement from an employer thats states how much you earn, employment hours per week and the duration of that employment.
2) A deposit/bond. 4 weeks rent and 2 weeks rent in advance.
3)References from past rental property owner or agencies.
4) furniture (not many rentals are fully furnished in Sydney) Allow at least 3k for mid range basics second hand for a family of four.
