"Affordable Paradise"

Pullenvale, seriously, when you consider you are within moments of one of Australia’s major cities, in an acreage setting boasting a strong sense of community with a true country feel, there is simply no better environment to seek a great family home & lifestyle which may either be for peace & tranquillity, horses or space to enjoy the outdoors, or take in the many features the picturesque location offers. A real hidden gem. Median Sale Value Approx $1.7Million, it really is affordable Paradise!

Looking for a home in Pullenvale?

"Pleasant Pullenvale"

Pullenvale offers clean acreage living with a lovely community feel. The local hub of the area is the Pullenvale Hall, where the Curious Caravan offers coffee and snacks daily, yoga, markets, gym, events and old-time dance. It's safe, green and clean. Historically, it provided much of the timber that build the Paddington and Bardon houses 100 years ago, with majestic hoop pines, silky oak and cedar trees still to be spotted. The wildlife is abundant, birds, wallabies, and even a platypus when you know where to look. So close to the city with all its amenities, yet private and peaceful.

"Acerage dream not quite what it seems to be"

The romantic notion of wide open spaces and fresh air was compelling when the real estate agents were painting fanciful pictures for us of our new 'rural' lifestyle. However the daily grind associated with living here takes it's toll over time. I dismissed the commute into the city as manageable. With no public transport, forget about dinner and a show in the city, it's all just too hard. And the traffic, it's so much worse than I thought it would be. Unpredictable, and if there is even a hint of rain, forget being home in time for dinner. Even after NBN, internet speed is still insufficient for me to be able to run my business. It's noisier here than you would expect, also. And a quick trip to the shops is not an easy feat. I now spend all my weekends trying to maintain my property, but the list of work just never ends. I am weary, and regret my decision to move here. I want to sell, but too many people seem to have the same idea at the moment, I will lose Capital if I sell now. I need a holiday, but must remember to hire people to maintain my acerage while I am gone.

"Pullenvale Progress Association destroying value in area"

The new management of the Association have turned the local Pullenvale Hall into a party house which blares music out most week ends across 2 valleys in Pullenvale. They don’t care about the impact on locals and claim that they are helping property prices rise through their efforts as such events allow the residents to listen to free music. They don’t care that you might want to listen to your own music or do your own thing and have not bothered to consult with the community. They have changed decades of practice whereby such events were held in the Hall and instead, are encouraging events to be held outdoors.
So, don’t bother spending the high 6-7 figures for property in either valley beside Grandview Road as they don’t care about the impact on you. The new management clearly want to take up the business of outdoor functions and are pretending they are doing it for the community. Any other social functions they have ostensibly for the community are around small children which surprise surprise, is the focus of many on the committee. This is their Hall so be beware as they will operate it to the detriment of everyone else!

"Wouldn't live anywhere else"

If you can get in.... Do it!
People talk about the traffic well there's always traffic at peak hours in any suburb. It honestly takes me 35mins in peak hour to get from Auchenflower to home. Add 10 mins to that if I leave home at 8 for work. Main problem spot is Kenmore and Chapel Hill. Hardly difficult you just have to time it right. Indooroopilly Shopping Centre is only 15mins away.
I am with Optus mobile and have zero issues. Telstra NBN with no issues.
Lovely neighbours just far enough away. All sorts of bird life. Truly a beautiful place.
(I think the first reviewer either missed out on a property or doesn't want anyone else to live here lol)

"The safest suburb in Brisbane"

Pullenvale would have to be one of the most peaceful and safe suburbs in Brisbane.
If you like wildlife, look no further. Birds of all varieties. Wallabies, deer and if you are lucky enough
to have a dam, you can find turtles galore not to mention many water birds and some quite rare.
After a hard weeks work, escaping to Pullenvale is like going on holiday for the weekend.

  • Other people have mentioned lack of shopping but I disagree. There are a number of excellent shopping centers within 10 to 15 minutes drive.

"Lovely, bushy area close to the city"

Pullenvale is a beautiful rural area surprisingly close to the CBD. The local school is excellent. Neighbours are close enough to be friendly, but not too close. It is a quiet, peaceful area, great for families, retirees, anyone who loves nature. Good shopping centres are about 10 minutes drive away.

"Rural retreat close to the city."

Nestled in the southern end of the D'Aguilar Range this quiet leafy suburb of large rural blocks and nature reserve is the best of rural living with all the advantages of the city close by.

Beautiful large blocks, quiet safe streets, excellent local schools. We have a family of wallabies we can watch every day from our living room windows. Magic place.

"As good as it gets ...."

Beautiful acreage properties, friendly (but not in your pocket) neighbours, low crime and a great bus service (so long as you live close enough to it). Access to gyms at Bellbowrie or Kenmore, and some great State Forests for bushwalking, mountain biking and horse riding. Childcare centres at Pullenvale and Bellbowrie, and good shops at Kenmore. For the 'big' shops its an easy drive to Indooroopilly or Mt Ommaney. Pullenvale State is a great, smaller-style school, and Kenmore High (which has a comprehensive bus service through the suburb) is one of the state's best performing high-schools. Private Schools also have good bus services through the suburb, so the key is to buy close to where these buses pick up. Yes, we do have to commute on the dreaded Moggill Road/Centenary route, but many people do cycle in to the city as the bike paths are good. Yes it's expensive, but it's probably the nicest and safest acreage area this close to the city.

"Acreages but issues with Traffic and Broadband"

Excellent if you are interested in acreage living. Large lots and spacious houses could be found in the area. However day to day travelling at peak times on the dreaded Moggill Road is a nightmare and expect to spend a large portion of your day crawling along in the car. Public Transport does no better as the area is only serviced by buses. There are no plans in sight to alleviate the traffic congestion on Moggill Road.
Most of Pullenvale is on Brookfield Telephone Exchange which is full to capacity for ADSL. So no new ADSL connections are provided. If you are lucky to have an existing connection, it will be Telstra as there are no other providers. According to Telstra there are no plans to expand this exchange in the foreseeable future.
Shopping dining and entertainment are also non-existent in the area. Nearest decent shopping precinct is in Kenmore. There are some shops in Bellbowrie. These shops were inundated by 2011 floods.
Although most properties in Pullenvale are not affected by the floods, most of Pullenvale was completely cut off in 2011 floods and many were prevented from either getting to their houses or getting out of the suburb as a result. Moggill Road between Pullenvale Road and Rafting Ground Road has a tendency to flood on a regular basis even under moderately heavy rainy seasons.
