Why are houses in Seven Hills cheaper than suburbs nearby?

Seven Hills seems to get good reviews here, but house prices seem cheaper than nearby Baulkham Hills or Kings Langley or Castle Hill. Any catch? It is next to Lalor Park, which seems to get a bad rap. Is it safe there?
