"A lovely place to wind down and relax"
Sedan is one of those places that most people don't even want to visit let alone live there. It couldn't be further than the truth and we've educated a lot of our friends that just keep coming back. We have a bush block over 200 acres of mallee and all sorts of native bushes, near Sedan and it is just one of the most peaceful, idyllic places to unwind after a hard week at work. We love the area too, the Barossa is just 30 mins away, the IGA or the Tardis as we affectionately call it, has everything you could want and more. The river is not too far away either and there's a nice pub at Swan Reach. There is a lot of history around Sedan, I've done the WEA Sedan history tour! The landscape is dotted with little old stone homes built by the settlers and the wide open spaces go on forever. Autumn, winter and spring are the best and most beautiful seasons in Sedan. Summer can be a bit harder that's why we have airconditioning but we never miss a chance even in summer to spend time at our block. The birds are prolific, probably because we share some of our water with them and the kangaroos bounce around in groups on our property and we have even had a group of emus walk up our driveway as if they were coming for a visit. Its like being in the Flinders Ranges only closer to Adelaide!!

"You could spend millions and build a Dubai"
If you are looking for a large parcel of land say 200 acres for a dirt cheap price within reasonable rural distance from Adelaide then this is for you!
Very dry in summer, dusty. In winter a peaceful and cool living environment, upside plenty of wildlife. Alot of these properties are used for dirt bikes, holiday homes and homes. Possibly quite under rated by the locals for value for money. Majority of land have no mains water and rainfall is low.
If it were the Middle East, which I think Sedan looks like... having been to Dubai, then you could spend your oil money converting this area into a gold mine, however you would have to get it past the council, locals and conservationists.
Overall, worth taking a look.
