Area to live in Sunbury?

We are looking at places to buy in Sunbury. We were looking at a place in Gilchrist crescent that backs into the football oval. Is that area ok? We noticed that we there werent as many people looking at this place as there were in other places we inspected even though it was a nice house and cheaper than other houses over the other side of town so we were wondering if it was a dodgy area?
