It really depends on whether you are buying to live there yourself or to invest, and for how long. Prices have been stagnant in the whole area for a few years now and there is a lot of new development in Two Rocks and Yanchep. If you would like a nice new house near some parks and lots of other new houses and you are intending to stay for years - then why not? But, if you want land and your own space, or for investment then you might consider the older areas instead.
