Royal Park

"Trying to sell my home"

We hade lived here in Royal Park for 3 years. We bought a brand new house along West Lakes Boulevade. To the person who said crime was rampant, rampant is probably a bit over the top, but it's not what we would call safe. We had our home broken into once, and we get lots of people walking past our house (especially on game days) and messing up our garden. Once we had someone let down our tires, but apart from that, thats the only crime we have ever seen.

Traffic, I must admit, is pretty bad, it is actually the main reason we are moving. It is gridlock here on game day and it makes you feel 'trapped' like you cant move in or out.

As for house prices, we are very dissapointed by what we got for our Royal Park house. Without mentioning figures, we sold for around the same price we paid back in early 2008. So really, we have lost out. To the estate agent who said we can get up to $600,000 where were you when we sold our house!

We cant really recommend Royal Park. Its noisey, traffice is horrible, its not the safest suburb. West Lakes Shopping centre I must admit is great, but thats about it. If you are thinking of buying here, just have a look around before you do

  • Not very safe
  • Parking / traffic on footy days
  • Shady characters - crime
  • Too industrious

Hi BecT78,
I can understand where you're coming from in regards to traffic problems especially on AFL game days.
North Parade which runs along West lakes Boulevard is a narrow street and it is popular for footy fans parking on game day.
Not all of Royal Park has that same problem.
Properties in that pocket do sell up to $600,000.
In saying that I have not seen your home and can not say what it was worth.
It's unfortunate that you have made a loss on your home but it may be due to the fact you possibly paid too much at the time of purchase or that you agent did not guide you in the right direction.
