Guildford

"Lively and rich in character"

I lived in Guildford before moving to the country. Fortunately we did not sell and we are moving back. The reason, the access to the train, shops, parks and the river. All within walking distance. You could live there easily without a car.

The picnic areas by the river is beautiful and we put our kayaks in there. The train station is within 3 minutes walk and is a short ride to Perth city. We have noticed that the local shops are expanding and renovating, possibly due to the increased numbers of people with the new sub division opening up nearby. The restaurants are also within walking distance as is the Rose and Crown, a fantastic hotel. Unfortunately the Guildford Hotel itself is still sitting in ruins, but I expect that to resolve soon.

Guildford can be noisy with the train and planes. It is also bustling and alive with the main street often full of shoppers, commuters, school kids, and locals. Peace and quiet can be found further away from James street, although there is the flight path too.

Guildford is not to be confused with South Guildford, which has a totally different character, more suburbian and muted, and further away from the shops and train. People often market their South Guildford property under Guildford, to add to the perceived value of their property.

All up, the suburb seems to be getting 'closer' to Perth, as Perth expands. Close to the airport and brickworks, as well as the Midland shopping precinct provides employment opportunities and good rental returns. Guildford has been described as the next Subiaco. I am not sure about that, but it is very convenient and has a positive and historic feel that is attractive.
