Macquarie Fields

"Still our good choice"

Finally we decided to buy our first home here and after 7 months still feeling very happy with our decision. Well, we put down so many dashes for this first house:
- Must be cheap so we can pay off quickly - Ticked as Macquarie Fields is one of the cheapest suburb and price is increasing from time we move in.
- Must be less than 1h access to city by public transport as we work in the city - Ticked, 45' to central by airport express line, almost with nice train.
- Look clean and safe - I found this area look cleaner, nicer and greener than many more expensive suburb we inspected before (we live in Victoria road, one of the main road) and lawn mower noise every weekend morning make me feel good, people here is trying to keep area tidy. Police station and fire station, ambulance are just outside shopping central so feeling safer with that. However, after weekend, local children playground getting dirty with bottle and take away boxes which i think council should work harder on this.
- Must have good rental yield because we want to upgrade to bigger house later - Ticked, eg: townhouse 260k can be rented >$300/wk.
- Must have acceptable childcare and school - with that one, i found that childcare quality is not as good as some area I rented before (but cant compare because those r expensive suburbs and childcare cost is double) but they almost have before and after school care with bus pick up and drop off. Primary school have normal ranking, couldnt find in the top 300 primary school in Sydney but high school is great. Macquarie Fields selective ranked 63 while hurlstone agricultural high school near by ranked 13 in Sydney which is so good.
- Sufficient facilities: This is great that this small area have almost everything our family need basically. Shopping central just 10 minutes walk from my house with Aldi, Woolworth, Coles, vegies shop, fish shop, chicken shop, subway, donut king, pharmacy.., and Target is opening this November but no decent coffee shop for someone like coffee. Other shopping can go to Westfield liverpool or Maccarthur not too far away. Big medical central and fitness near shopping central but this medical central have terrible waiting time (1hour). Near Macquarie Link international golf course, have indoor and outdoor swimming pool and tennis court... Bunning warehouse is in Cross road and also Costco and Ikea will open in Cross road soon which less than 10' drive.
Negatives:
- Too peaceful so can be boring for someone used to live in busy area (like me at first 3 months live here) now i like this.
- No good playground for small kids
- No good restaurant/night life
- Temperature will be hotter and colder than other areas.

In short, great value for money especially for first home buyer like me. It has everything in balance so can satisfy our need.
