Mount Waverley

"Great for families with children"

I have been looking for the right property in Mount Waverley (MW) for over 8 years and finally got one recently. 7 reasons why...

1. MW is well-connected - public transport either by train (Zone 2 & you get a seat) tram (Burwood Highway) or by car (Monash Freeway)

2. MW has great schools - you don't even need to go private. Childcare, primary, secondary and unis are all so close by - walking distance from where I live so I have sold my second car. Has some of the best schools in Victoria close by or in adjacent suburbs < 5 mins by car or a brisk walk (Glendal Primary, MW Primary, MW North Primary, Syndal South Primary, Huntingtower, MW Secondary, John Monash Science School)

3. Due to the infrastructure and schools, demand is always high so capital growth is good. It is a favourite for those parents who are keen on good education for their kids. You can go from P-12 and have a great education without forking out heaps on private schools, too.

4. Shops - Glen, Chaddy, MW Village (including farmer's market every fortnight, I think), Blackburn Rd shops, etc.

5. Work - there are a bunch of companies quite close by so your commute could be really short if you work there.

6. Block sizes are large (great for kids) though the houses are a bit old and could do with renovation. That said, the construction materials they used before like steel windows, terracotta tiles, and so on are rustic, but good. Aim to get one on a flat section, if you can, with a northerly aspect.

7. Safe neighbourhoods

Great for

  • Safe
  • 18km is not far
  • Closer to the city
  • Good public transport
  • Good schools, parks and council amentities
  • Local shopping village with plenty of parking

Not great for

  • Old dated properties
  • A bit boring

Seabrook

"Seabrook is wonderful"

My family has lived in Seabrook for the last 3 years, and we love it here.

+: 5-10 mins easy-pace walk to Seabrook shops, Dunnings Road Medical Center, Sanctuary Lakes Shopping Center, parks, maternal child health centre, 2 tennis courts (each with 2 courts), playgrounds and Seabrook Primary School. The latter is a major drawcard since the zoning of the best primary school in the area excludes Pt Cook & Sanctuary Lakes.

+: <5 mins drive to Pt Cook shopping Center, Laverton Zone 1 Station, Central Square Shopping Center. Honestly, it beats the much vaunted Eastern suburbs by a country mile. Folks are friendly, lots of young families, and there's been a lot of gentrification in the neighbourhood. Only about 20 mins drive to the CBD off-peak. On-peak, it's about 45 mins.

-: It is Zone 2 to take the bus to the station and you can't get ADSL2+, but you can get very reliable ADSL1 and 3G wireless

This is a safe, and family friendly area which we would like to call home for a long long time to come. You can see folks around here are house-proud by the immaculate gardens, and the fact that most are owner-occupiers.
