"A great, affordable all-rounder"

Moved to this area from Pascoe Vale a few years ago and find the area my family live in (close to the Oak Park boundary) to be fantastic. There's a unique/interesting selection of multicultural shops, library, primary schools and public transport within walking distance and have friendly neighbours. A few of local shopping gems include the underrated Pascoe Vale Road market, the Polish deli, the Asian grocery stores on Post Office Place, the bakeries, the Spade cafe, great op shops and the little butcher on Pascoe Vale Road Road, plus a few of the essentials like Coles, CommBank, post office, servos & newsagents etc. If you are after fanciness, then you're looking in the wrong place, but with enviable freeway access to both the Western Ring Road and Tulla you're only minutes drive away from anywhere you need to be. And with being only 13 odd km's from the CBD and Zone 1 train station, it's hard to ignore the capital growth potential here. Ask anyone with experience in the property game and they'll tell you that real estate needs a long term vision, and that there was even a time in living memory that places within Carlton, Richmond & Port Melbourne were once considered 'undesirable'. What made those places what they are today had a lot to do with location, access and commercial infrastructure (a recipe for gentrification). It has more going for it in terms of infrastructure and community activation than in nearby Pascoe Vale and in time, this will become clearer to most over time. The future sees upside as Moreland Council recognises the suburb as a major activity centre so it will be the beneficiary of major capital investment and the train station barrier removal works will be another blessing. Yes, there is a few colourful characters around especially near the train station, but i have never found anyone to bothersome. Same story goes for many other train stations in the suburban Melbourne and if you've been to the CBD lately you'll definitely see a lot of colourful characters and yet, it is still considered one of the most liveable cities in the world right? Though admittedly, it is true the more north you travel through Glenroy towards Jacana, the streets seem to start getting visually untidier, but the southern area of the suburb and west of Pascoe Vale Road and the ANA Estate seems to have a different vibe all together in my experience. Gem of a spot. If you haven't seen the view of the city driving south on Chapman Ave, i can highly recommend it - it s a nice little surprise if you're driving through.
