well we lived there for about 4 years, when we just got there it was a great quiet out of city suburb close to theme parks half way between GC and Brissy, short drive to Mt Tamborine and etc. but now with population growth and migration, the area is not as quiet as it used to be. its a great place for an average family with kids. the round about at the north band side of exit 54 is still a killer in the morning and afternoon peak with 20 - 25 mins wait sometimes to get to it. however Projection for new shops and road expansion as well as great interest from developers in the area, i guess will change the equations again within the next 5 years. so if you looking for a place to buy an investment property i would say UC but for living i personally do not recommend it.
