I've been living here almost a year now and I must say that Bellbird Park is the best of both worlds; in terms of nature and reputable lovely neighbourhood. The houses from Santa Monica drive towards, Gordon, Harry St and Trevor St are only a minute away from Augustine Heights and 4 minutes from the lovely Brookwater Golf Club. The land size decent with 500/600sqm which gives ample space compared to the new builds with just 200sqm. The growth on the houses have been very steady and it's only 7 minutes to Springfield Central Station and Orion. Bellbird Park is catching up to Augustine Heights & Brookwater house prices because of the naturistic aspect. Seen a lot of the renters moving off that strip and owner occupiers moving in making the houses more beautiful as well. Don't believe what they say about the stink, at least on the streets mentioned above, it has never had any smell the whole of past year. Much better than Collingwood Park, Redbank Plains or Goodna as it shares a good reputation. Redbank plains socio economic dynamic is different, Goodna floods and Collingwood park is a lot of cheap new builds and renters. If you're buying to live or sell after some time, reputation is very important & Bellbird Park has it.
