Butler

"Property investors--what are you waiting for?"

After researching the Perth property market for a year I decided to buy an investment property in Butler in July 2011. I purchased the property for $13K under the bank valuation and am still of the view that the suburb is significantly undervalued--there are definitely some amazing bargains to be had in Butler! Over the past year I have lived in the property while renovating it. What has surprised me the most is how much I have fallen in love with this suburb. I have lived in Perth for many years and this is hands down the friendliest suburb I have ever lived in (both in Australia and abroad). The people in the shops are exceptionally friendly, my neighbours are conscientious and considerate and there is a wonderful feeling of community here. From an investment point of view, the rental yields are high as there is an overall shortage of rental accommodation. In addition, the new high school will be completed next year, the train line is scheduled to be completed by November 2014, there is a major shopping precinct under construction, as well as a lake, the beach, schools, parks and shops all within walking distance. It should be noted that Homeswest houses are located in suburbs throughout Perth. The fact is that there are a few hoons in all Perth suburbs--this is not unique to Butler (we were all teenagers once). The average household income in Butler is above the average for the City of Wanneroo (which predictably translates into homes being well taken care of) and there is a higher than average number of owner occupiers. One year on, Butler is still tipped by Residex to be an excellent investment area in the medium term. I am very pleased with my decision to purchase here.

  • No firms plans as yet for the extension of the Mitchell Freeway--very long travel times to the CBD.
  • Limited beach amenities (though a cafe is currently being build at Jindalie beach).
  • Parks and beaches

Lets be mindfull that we don't allow the real estate agents(local ones) to undervalue our homes and price them to low. This would then undo all our hard work, especially if your looking for that capital growth.Any body can sell a cheap house. Agree totally with all your other points.. spot on !

Can i ask where in Butler you live ? alot of real estate agents here give me negative comments on Butler.
