There's some rough areas no doubt. Belmont Forum offers terrific local shopping with everything you can possibly need there. Most streets suffer a few run down homes, and dodgey tenants. Abandoned shopping trolleys and overgrown or barren, sandy streetscapes are an eyesore throughout the area and require a major beautification budget from council, which I can't see will happen anytime soon. Traffic can build up on main arteries in peak hour, but flows well other times. Find a quiet street and good neighbours, and life can be pleasant in Belmont, but do expect some heavy flight traffic when the wind shifts, and occasional scary drunks/abusive wanderers no matter where in the suburb you live.
