Edward Street

"The Perfect Mix"

This street is one where you truly do get it all. It is both pleasing to walk down i.e all the trees and lovely homes and it is between Sydney Road and Lygon. Houses here get a great price. I know I've sold a few on this street!

Positives:

The best of amenities and home lifestyle.
Good for everyone.
Neighbours seem to be friendly.

Negatives:

Possibly parking at times.

Dods Street

"The Party Animal Street..."

Ok if you dont mind medium density living and you want to be IN the action of Brunswick , then this street is for you. Consitsing mostly of Warehouse apartments (care of the ex-sock factory 1-3 Dods). The street is dead end , where you can walk to Sydney Road! I wouldnt mind living here. It would make me feel very New York.

Positives:

Sydney Road at your very finger tips.
All amenities.
Party Lifestyle.

Negatives:

Parking...or lack there of. (Be careful of the paid parking across the road for visitors, people do get tickets often)
Not enough of it.

Ewing Street

"A Busy Street..."

Ewing street is a great street from the perspective of access. Access to Sydney and Glenlyon Roads. I use it as a short cut to avoid traffic and I know many other do also. Not a huge amount of houses . Most houses are closer to the Glenlyon end.

Negatives:

Busy, lots of traffic.
Noise from traffic.

Positives:

Close to all the nightlife and cafes.
Walk to Lygon or Sydney Road.

Glenlyon Road

"How to do justice...?"

Again another large road like Albion , Hope , Victoria, Stewart , Albert that is such a mish-mash. This mish mash in my mind is what makes Brunswick both beutiful and unique. I will only mention a few points about this very large road to start with and am sure future reviews will best depict individuals favourite spots.

Glenlyon Road once it crosses Sydney road (heading towards Brunswick East) becomes Dawson Road ( find Seperate review) has over 350 Dwellings on it. Mixed between some commercial/business to apartment blocks to single/double fronted homes. If I were to live on Glenlyon Road it would be the North Fitzroy end accross Nicholson street. If you go to the end (Fitzroy north end) there is huge home on the cnr Glenlyon road ...Ive always wondereed what is happening there!) Also merri creek is accessible from this end. Its hidden but WOW what a lovely walk when you do find it. Took me by suprise.

So I wont go on too much but youll need to form your own opinion on this bustling road.

Positives:
GREAT access to all lifestyle , eateries, transport etc
Great street vibe.
Varied socio-economic groups/cultures i.e great diversity.

Negatives:

It a main road , so busy in patches.
Parking...
I cant afford a house on it yet!!

Wyall Street

"A Very Underrated Street..."

Lets be honest it is still a little rough. But hey this is a very emerging street. It seems to always underperform in terms of what I would expect houses sell for . It could be from the fact that allot of the houses in this patch (Yarrabin , Wyall etc ) are ex - housing commission. But I see this as opportunity. I see it as a street undergoing "gentrification"

Negatives:

Some neighbours have young teenagers...and teenagers are well teenagers. Expect sub-woofer enhanced cars.

Still a bit rough around the edges.

Positives:

Being redeveloped daily.
Good growth potential.
You can still buy a house on this street for under $450,000!!! WOW ( 10/4/08)

Horne Street

"Easily One of the best streets in Brunswick..."

This is a beautiful street.
Tree lined, Large Victorian homes left right and Centre. It has a very family feel to it. Recently when I was selling a house on this street, about 4 of the neighbours came to "say goodbye" respectfully to the past away owner. It would seem people to care. A place to raise kids, amongst all the action of Brunswick. Visit this streeta nd you will see what I mean.

Historically this street performs very well in capital growth. I wouldnt hesitate to buy here if I could affod it. Last year ( 2007 ) # 5 sold unrenovated for $822,000, wow ! big money.


Positives:

A family street.
Usually good amount of parking space.
A nice wide street.
Careing neighbours.

Negatives:

I believe there are some squatters in an old house at the end of the street who own a rather large dog. ( as of 10/4/08 )

Cocoa Jackson Lane

"Bluestone Boutique Laneway..."

This Lane feels hidden away. And it is ! You can access it off Lygon street.
It reminds me of some of the alleys in Richmond to be honest. It has been developed and is home to some very attractive town houses i.e # 73 and 75. Overall it is good location near soem of the best performing streets in Brunswick. i.e Horne street .

Positives:


Close to a video store and great cafe and of course Lygon street.
Feels boutique and special.

Negatives:

Very Narrow Lane.
The bluestone is very uneven and i'm sure it rough on the car driving in and out.
Watch the traffic entering /exiting.

Hutchinson Street

"A Good Street."

This street is one that is developing. And why not it is in a great location being off Glenlyon Road. And not far from Nicholson and Lygon. You are far away enough from the hustle and bustle to feel at home but close enough to everything to still feel connected.

I have spoken with perhaps 4-5 of the neighbours and found them to be really very friendly. The street is a mix of young couples, older people who have been there for quite a awile and families with 2 + children. New homes are emerging in this street with # 5 ( a newly built home ) Myself and Jim Dandris sold for $920,000.

Negatives:

As alot of streets in Brunswick East you may struggle with parking.
The non Glenlyon road end has some old factories which are not very attractive.

Positives:

Bound to be a great place for capital growth.
Nice neighbours.
Close to all lifestyle, and easy access to Nicholson/Lygon.

"Short But Sweet"

A good small street.

Positives:
Have met a few of the neibours and found them to be courteous.
Being close to Blyth street and in a good part of Brunswick it will always perform well I belive in house resale context.
Not used as a short cut so often (Cooramintha street ) is better for that for access to Stewart street.

Negatives:

Not enough of it!
Parking can be difficult.

Albion Street

"Where To Start!"

Albion street is a very long street and therfore has abit of everything! So I will only mention a couple of points:

Negatives:

Expect traffic, especially near the Lygon end around peak times.
Some of the old apartment blocks are in need of some TLC.
Can have a bit more litter on it as it is such a busy street.

Positives:

One of the best Breakfasts in Melbourne to be found on Albion at " A MINOR PLACE" . (103 Albion street ) Tell them that David Rayment from Barry Plant suggested you eat there...maybe you will get a discount!!)

Has a general "fun vibe about it".

Good for young singles / couple / young families...(Young kids to be careful near an main roads..of course)

Some great homes, on it and with over 400+ homes on tyhe street, you should be able to find something to buy/ renovate/move into.

Overall more positives than negatives...a great street I would live on...and go to A MINOR PLACE.

Thistle Street

"A good Family Street"

Negative:

Being Closer to Moreland Road I tend to use this street as access to Shamrock Street and then to Moreland Road. I would think I’m not the only person to use this short cut. For this reason it does get some "flow-through" of traffic. It can at times be tough to find a park also.

Positive:

Overall, I would say another pleasant street. This patch of Brunswick West ( Rose Thistle and Garnet ) seem to do well in terms of sale prices. This is not surprising as there are many picturesque Victorian houses on this street. A good street to raise a family, is the feel i get when I walk this street. Close to a local school and kindergarten, it has the amenities needed for families with growing children.

Tinning Street

"A Charming Street in Brunswick"

Having met many of the home owners on Tinning street I can tell you that the neighbours are pretty friendly. It is one of those streets with a good leafy feel. There are a number of old Victorian single/double fronted homes which give this wide street a grand and leafy appeal. As a Real Estate professional in Brunswick I would not hesitate to buy or live in Tinning street.
