Laverton

"Gem suburb less than 20km to cbd"

We bought in Laverton 3 years ago as we wanted a good size block over 600sqm, less than 20km to cbd, with train station close by.

Laverton ticked all boxes.

2 train stations in the suburb, frequent trains every 8 mins in peak hour, excellent freeway access and off peak only 20 min drive to city.

As it's an older suburb most older blocks are 600sqm, or being subdivided into new townhouses which alot of first home buyers are drawn to as they are new, well priced, nice tidy backyards, and much better public transport and closer to cbd, compared to the new estates popping up around victoria.

School options are good, public school is Laverton P12, private schools you have the top grammar school in western suburbs, Westbourne Grammar nearby, as well as Catholic schools like Emmanuel.

Grocery shopping you can go to Altona Meadows shopping centre which is 5 min drive, and for bigger shops you have Werribee Plaza, Altona Gate or Point Cook shopping centre, all within 10 to 15 mins away.

Beach is 10 mins away at Altona beach.

Local parks are well maintained by council, and the Laverton Creek is a nice walking track, or drive 8 mins to the 100 steps in Altona Meadows for views of the bay.

Uber eats has plenty of options and theres a fee restaurants in the suburb, the local Thai and Indian restaurants are stand outs.

Safety is good, never had any issues. Never had problems or seen hoons or parties, and not aware of any crime issues.

Suburb is a hidden gem with everything at your doorstep.
