Croydon

"Fantastic Suburb to live in"

We have lived in Croydon since 1987, Eastland, Chirnside and Knox shopping very close. Good government and Private schools around. Takes 35 mins to drive to Melbourne, I worked in Hawthorn at 1 time and would take 15mins to get to Melbourne with the heavy traffic all day. Everything you need is in Croydon and Ringwood area. The suburb is very green and a lovely place to live. The toll way with house prices half of what they are only 20 min drive way. Don't srtess over a big mortgage buy here. The house we are in now we payed 173000 for in 1997, valued at 700000+ now. 44 sq on 1100 sq m of land. So don't think houses don't go up in the out east THEY DO BIG TIME. Even more scope with the Toll way and new expansion at Eastland, COSCO. and Croydon Shopping centre over the next 2-3 years.

Corowa

"Great Underrated Murray river town"

This small country town of around 5500 people is a really lovely place to live, Very friendly people here but like all places there is a small section of the population that could be better. I have been here since 2005 and yet to see anything bad, only heard gossip. Housing is cheap compared to other Murray towns and only 30 mins to Wangaratta and Yarrawonga, 40 min drive to Albury. Fantastic weather sunnier than Queensland. Many Doctors at the Hospital. High and Primary Schools in town with others only a bus ride way. House prices don't reflect the true value Corowa offers as a life style. Things can't stay cheap here for ever it's just to good. Buy a house and renovate it more money to be made. Target and MacDonald s have opened up in to town. They would do that if they didn't think Corowa wasn't going to grow. Very popular as a retirement town, It's more than that. Rutherglen wineries, Ski fields, Beechworth all close.

Elmore

"A small town that has a high number of low income earners,"

Everyone does know your name, There are a lot of low income single families, The pubs are the only night life. Strong football and Cricket teams. Most of the houses are run down and there is no Gas in town so power bills are high. The cost of petrol travelling to work and in frequent train service. There is a small IGA supper market. Even going shopping is more expensive if you need more options somewhere else. Elmore is not a good option even if you are after a holiday house. Buy a house here and you maybe stuck living here. Timber houses were built very low to ground level so floor boards need lifting when re stumping. Old brick houses (like else where) the foundations are a lime mix and not deep. So if you don't want to put up with cracking(some major) Under pinning can cost $1500 p/m. Rewire a house. $5000-$10000. Unless buying very cheap be careful. There are some rich farming families. A lot of retired and dole people. Farm hands
