"Great little town"
Great little town close to Melbourne, snow, beach and camping spots, quite town and plenty of shops and things to do.
Where I live I have never had any issue with crime or anything like that.

"Most over rated expensive town in Victoria"
Warragul would have to be the most over rated town in Victoria, at 485k for a 3 bedroom house the property market is extremely overvalued imo, shops are very limited, work opportunities are very limited and it has little nightlife and lots of crime and young guys doing burnouts.
