"So Not Worth Your Money"

I lived just across the road from Bentleigh East and used to have several friends who lived here with their kids. I just honestly feel that Bentleigh East has been overhyped and the real estate agents are colluding to artifically jack up house prices in this area. If you meet an agent that tells you that this is one of the best suburbs and that it is very liveable, please, do not believe them.
Bentleigh East isn't really a very liveable suburb and there is no train but only a bus that is very often late. So please do not overpay for houses here. Bargain hard and try to get least a 50k to 100k discount from the list price. Seriously, if a house is advertised for $1.2m, then you can basically get it for $1.0m. Do not believe any real estate agents when they tell you Bentleigh East is up and coming.
The agents are fabricating their own self fulfilling prophesy.
Cons

  • Inaccessible
  • No public transport
  • No secondary schools
  • Expensive cost of living that is not aligned with local resident demographics
  • No night life

joshb1 Agreed - btw a market price is not set by a real estate agent.It is what people believe it is worth and are willing to pay for it. If it wasn't worth 1.2 and really 1 it would get passed in at auction. Try buying a house across north road in Murrenbeena or Carnegie !!!

"The Brooklyn of Bentleigh"

RIghto, what more can I say. My Grandpa lives here and this must be one of the worst roads in Bentleigh. It's a very short street and it basically does not have street appeal. Well, most short streets don't have appeal because it does not have sufficient length for perspective and panaroma. The new houses being built here are also out of sync with existing houses in terms of look and feel. Most people who live on this street, including Grandpa are on a pension. They cannot even afford to sell and buy back in the area because prices have just gone way above the rational affordability threshold.
As for safety, Grandpa's house was broken into 3 time over the last 10 years. He's also been mugged whilst taking a walk along Delhi Street and his neighbour at the back is a little psychotic. The man would be shouting and yelling and slamming the shed door for no apparent reason, at night, during the day and just random hours.
There are also not beautiful trees on Delhi Street plus the road itself is very bumpy. It's as if Vicroads or local council have decided to not pave the road because it's a bunch of pensioners and crazy people who live here.
Would I buy on Delhi Street? Of course not. This Street is very close to Bentleigh East and it's at the fringe of Bentleigh and as my title says, Delhi is the Brooklyn of Bentleigh. It's also pretty damn far from any civilised public transport to say the least. Why pay so much to live like a bogan on Delhi Street?
Final verdict, avoid buying anything on this street. Full stop.

  • Unsafe area with some abusive neighbours
