"Beware of Pedophiles"

I am thinking of leaving this suburb as there are a few pedophiles living here. I found out from a friend who's a cop. There are also some neighbours who are quite foul mouthed and have mental issues. I sometimes fear for my kids safety as they are only 4 and 7 years old. Best to avoid this suburb as it's quite hard to get to if you do not have a car because public transport is non existent. I would not recommend anyone to buy a house here at the current prices, which is at least 200k to 300k more than what is should be worth.

JoannaM1 Holy moly. I live in Bentleigh and have heard of such stories about Bentleigh East. I hope these nasty and weird peple do not come over the Bentleigh. After living here in Bentleigh for 10 years, I knew something was always not quite right about Bentleigh East. I knew a few parents who moved there many years ago and before I knew it, they sold and moved out of that area. When I asked them why, they refused to tell me much except that I need to keep my children in sight at all times as there were some 'weirdos' living there. I guess you can never be sure. When I bought into Bentleigh, I only paid 650k for my 4 bedroom townhouse! Now, the artificial and unaffordable price increases of properties here are just stupid because the demographics of people who live here are still by and large low to average income, non executives and well, a little bit on the rough side. It would be hard to transform this suburb into a Malvern East or Brighton East.

"Possibly the Worst Street in Bentleigh"

I rented a room in an older house here and I found this street dark, way too quiet and very unsafe. There are some creepy and mentally unstable people living here. One afternoon, I bump into this man, a neighbour who was shouting obscenities and throwing objects at his wife in the garden. Another day, the neighbour 2 doors down was also yelling and cursing at something using C words and F words. Yes, there are some parts of Bentleigh which are good but please do not buy into houses on Delhi Street.
Also, it's a long walk to Patterson station, over 30 minutes and don't try to do that in Summer or Winter.
One final thing, I drove by to visit my former land lord the other day and he told me that there are some new builders who are building duplexes here. My landlord was a former builder and he checked out these new homes during construction stage. He has told me that builders these days just want to make houses look cosmetically good but they cut corners in the areas where you cannot see. So he spotted this development on Delhi Street and how the builder was cutting corners in quite a number of fundamental necessities that new home buyers will not realise.
As a good citizen, let the buyer beware of new townhouses being built on Delhi Street, Montreal Street, Patterson Road and London Street. When you think you are paying 1.4m for a top quality property, you are actually only getting an average 900k property that's overpriced. Don't say I don't warn you about new builders trying to make a quick buck in Bentleigh. Also, many new builders don't make it past 5 years so just becareful of the builders warranty. Insurance companies don't pay up if your builder disappears. They only pay if your builder has died or has filed for bankruptcy. I pity people who just buy houses because of a suburb and for cosmetic reasons, without knowing what is a good build vs a cover-up build.

JoannaM1 I cannot agree more with you. Delhi Street is one of the worst streets you could buy a house and live in it. Just a very unattractive streetscape and people who still live here are those that well, need some psychological assistance. Just do not take walks at night along Delhi Street.

"Bland as Bentleigh"

This is one of the suburbs that I will never ever buy a house in. Reason being it is unsafe, it has no night life, public transport is quite bad, traffic is getting worse, streets are not very clean, cost of things have gone up considerably and house prices have shot up through the roof, like gone up by almost 40%. Further to that, Bentleigh has already reached it's peak at $1.45m to even $1.5m for a house. You are not going to see any capital gains. The day Bentleigh houses cost $2m will be the day I decide to buy in Toorak or South Yarra. Also, what is with the horrible schools in Bentleigh. Be honest everyone, there are no good schools in Bentleigh. The closest is Brighton Secondary and it's not even up there or near where Mckinnon or Melbourne High or University High. And why do people say it's close to Melbourne. I used to drive to work and it took me more than an hour! And then I used to catch a train and Christ, that was a night mare. Patterson and Bentleigh stations, well, train delays and train skipping platforms and when it rains, you get wet waiting on the platforms. So please do think carefully if you want to waste your hard earned cash on a property here. Prices are unsustainable and has gone beyond the means of local residents who live here. Bentleigh is the poorer cousin of Brighton East.
