Zetland

"Cheaper than Waterloo, but noisy, trafficky, with tons and tons of construction"

Zetland is a beautiful area, it is cheaper than surrounding suburbs, and if you can stand the CONSTANT sound of traffic, and the constant sound of all the new construction going on (6 days a week starting at about 5:30am,) then you will love it here.

It's close to the city, but it feels kind of dead as there is no major shopping center, no real cafes or restaurants, and no entertainment. The city is just a ten minute drive, or a 15 minute busride, and the Coles in Waterloo is very close. I think Zetland would be the place for you if you don't mind living in a somewhat crowded place with not much to offer, but that is cheaper than Waterloo or Surry Hills with more modern developments. If you are looking for peace and quiet (as I was,) you are better off moving a bit south to Rosebery, where units are cheaper, and there is not as much construction, and most of the units are further away from the highway.

Great for

  • Less expensive than waterloo
  • New developments

Not great for

  • Traffic sounds from the freeway
  • Units are very small and seem to be made for midgets
  • Constant new construction everywhere

New constructions come from re-zoning of the lands, Zetland used to be light industrial area, which is later re-zoned by council's to allow constructions of residential buildings. In the present I do agree with all the construction noise going on, especially if you are living in apartments next to the building sites. but give it another 2-3 years, this area will boom like no other. My recommendation: if you own properties in the area, rent them out for now and come back later to enjoy the peace. ;)
