Bacchus marsh is clearly one of few areas that has not been affected by the current trend in surrounding suburbs. The new estates mirror a lifestyle to be envied.

Sunshine West has become a horrible place in 2011.

It looked like a good prospect a few years ago, however rental properties full of feral people now dominate the suburb.

This situation has continually worsened beyond belief over the past 12 months.

We bought in Sunshine West in 1999 hoping it would yield significant growth for our investment property. I can honestly say that this suburb has performed very poorly compared to all investment properties we have had since that time. The reasons for this are now clear.

Sunshine West has become a filthy suburb. There are many other options within surrounding suburbs with a much better demographic. Please look into all your options.

As an investment it looks great on the map and appears well located upon your first inspection.

We mistakenly waited 10 plus years for this area to improve but it seems Sunshine West has become a haven for criminal and violent behavior since then.

This will take decades (read 3 or 4 property cycles) before it rectifies itself or for the area to become of any value. The sad thing is the situation seems to be getting worse by the day.


The guy who rents out the house next to our rental just told us he inspected his rental and most of the walls were kicked in and has decided to cut his losses.
