Glen Waverley

"Good value about 6 years ago, way overpriced now....."

I've been living in the Glen Waverley area for almost 10 years now - so I've witnessed it was when it was not so red hot yet (in terms of prices) till now - on a somewhat downward spiral currently.

Positives:

- Great transportation. Train line is relatively short and safe. There is also a bus hub that connects GW to most surrounding and further suburbs.

- Great school, but I somewhat think they've overblown/exaggerated it's "academic greatness".

- Good restaurants/cafes/facilities. Very good Asian restaurants and cafes nearby. Decent nightlife with a couple of good, safe late night cafes and the somewhat seedy Karaoke scene (if that is what you're into...)

- Vibrant Entertainment life - Cinema, bowling centre, wave pool, karaoke bars...etc.

- Commercial sector is quite vibrant with 3M, Toshiba and the Police Academy nearby as well as a swat of medical clinics.

- Various swaths enjoy green scenery and a good view of the Dandenong ranges.

Negatives:

- Prices here have at least doubled, sometimes tripled in some pockets and I seriously that it is sustainable. Seriously overblown housing prices.

- Being 20km from the city, it's probably a tad far and representing a "middle" suburb. If it was 5km closer and town planned like it is, wow...I can imagine the area being even further serious $$$.

- Medium to High density housing starting to appear in parts closer to the town centre.

- The Glen shopping centre is somewhat out of place. Needs to be refurbished/extended/expanded.

- Parking in city centre increasingly difficult, traffic is congested on weekends and on Friday nights.

Great for

  • Cinema and bowling
  • Good Asian restauarants and shopping
  • Good coffee shops
  • TAB and POKIES

Not great for

  • Over-rated Asian restaurants and Overpriced Property
