"The Epitome Of Metamorphosis"
Gwelo Street has changed heaps since we bought our place 9 years ago.
Most significant changes are :
- High increase in owner occupiers. This is good as most owners, as oppose to renters, tend to be more house proud and respectful of there neighbours.
- The demographic metamorphosis of this street. Heaps of family's with young kids moving in.
- Owners making an effort to maintain/renovate there properties.
- Very high percentage of the owners are long term owners. I was surprised at the number of house owners who have been in this pocket for 30 plus years and have no intention moving on soon. This is a very good sign........if it ain't broke, don't fix it !.
- The eye watering growth of the median house price. Way above the state average. Almost as good as winning the lottery had you bought at the right time.
Bad points:
- Some houses on this street is a bit "scabby" i.e looking a bit tired.
- Streetscape/ambience is still not on par with the north side of the railway track......yet.
- Commercial aeroplanes flying overhead to land at Melbourne airport. On average 2 days a week we would hear the planes, but you get use to it after a while. The kids love it though!
SUMMARY: When we bought our house on Gwelo St, this was one of the best decisions we ever made.
