Granville

"Great Value - Affordable Land in Expensive Sydney!"

I bought a house in Granville 2 years ago (end of 2014), and moved in earlier this year. During my years of living in Sydney, I have lived in the Pyrmont and Balmain areas- so this was a big move. I, like most Sydneysiders care about where I live and Granville hadn't exactly been my first pick. Why did I buy here? I took the emotion out of it. Granville is a no brainer from a practicality point of view. It has a great train station with rides into the city taking less than 30minutes. It has good food and is also close to Parramatta (next suburb), the M4 (now being widened), University of Western Sydney (new building in Parramatta) and Westmead Hospital (Major Tertiary Hospital). Land is really cheap compared to the rest of Sydney because of perceptions about the suburb. My neighbours are lovely and I chose a good quiet street. Sure, it isn't in one of the desirable northshore, eastern or inner west suburbs, BUT I actually have a decent house with a significantly lower mortgage and good transport to the city, where I work everyday as a Doctor. Redfern, Surry Hills, Darlinghurst, Chippendale all have far more unsavoury characters than this suburb and yet are much more expensive. Additionally, the cost of living is significantly less (groceries and services). My property value has grown by 20% (I bought after there had been 30% growth) and I genuinely feel that there is great potential for further growth as people continue to knock down and rebuild their houses. If you recall, the inner west and inner eastern suburbs were all considered as undesirable because of their demographic, but in the end "location, location, location" always wins out. There are reviews with gross stereotyping of the suburb which isn't really a fair representation of the place. I'd encourage all young professionals to consider Granville - because this is your break into the Sydney market in a practical location, particularly for land - it was for me!

Hi Rayr3, I am glad to hear that you have been benifited from the Granville property market. I bought one of my 2bed investment property (the tall standing appartment next to the Granville station) 2 years ago when it was off-planed, which now gives me good rental income, negative gearing tax return + more potential on capital grownth. Its 200k cheaper than in Parramtta.
