"TUSCAN WATERS SIDE OF GLENWOOD IS THE BEST AND HIGHLY DESIRABLE IN TERMS OF CAPITAL GROWTH"

Those wishing to buy in Glenwood should be looking on the Tuscan waters side as it is the best area of Glenwood. Bordering on Bella Vista which is basically at the top of Greenhill Drv you will be paying premium for this part of Glenwood and transport is a short walk. Glenwood is a strange suburb in that it has different sides of entry to it, This governs its value.
Best side, in terms of investment and capital growth is TUSCAN WATERS hands down. It has the least traffic issues, and those living on the otherside know how busy it gets in the morning and afternoon. I live in the Tuscan Waters area and i have real estates knocking on my door wanting to sell it, promotional material all the time even phone calls. The demand is high and with the railway only a year or so off, prices will only go up , never down. There is virtually no land available on this most desirable part of Glenwood. See for yourself on Domain, or realestate you will be hard pressed to find homes for sale in the Tuscan Waters Estate.

If there ever is a area re zoning for whatever reason, it will become bella vista its that close. How its part of the blacktown council is beyond me. The Tuscan waters side is no where near blacktown at all. Surrounding suburbs are bella vista, baulkham hills, kings langley, rouse hill, castle hill,....geographically its north west of sydney...according to wiki

Not really tuscan water side is quite far for stanhope gardens shopping centre and other keys spots . That's why currently other areas of Glenwood are outperforming tuscan water side due to the large investments in Norwest of sydney.

Why would you go to Stanhope gardens shopping centre if you are closer to Castle towers, Bella vista market town and Cirka shopping centre is walking distance? Plus Norbrik T-way bus stop has frequent busses to go City, North Sydney, Parramatta, Westmead hospital, Macquaire University, Rouse Hill and more.

Yes, Tuscan waters side of Glenwood is amazing! I call this area Glenwood Gardens! Its green and beautiful. The Norbrik T-Way bus stop provides access to so many bus routes. The M7 Cycleway (37 kms of uninterrupted pathway) starts at this part of Glenwood and very easily accessible. We do most of our shopping at Circa Retail (250m) , Norwest Market Town (2km) , Castle Hill Home Centre , Castle Towers, Rouse Hill or Winston Hills. We rarely go to Stanhope gardens.
The best part with this side of Glenwood is that the houses have lots of room in between them, unlike new developments in Glenwood where the houses are cramped together.

Hi all
We are considering moving to Glenwood. How do u find Tuscan Water Estate (other side of Glenwood) as compared to main side where schools n parks are. Should we look at both sides and whether Crestview side has families with school kids or oldies...I want to know your 1st hand opinion. Pls correct me if I am wrong there is no park for walking in that side.How safe is it...I hv heard no buses come inside the estate except on TWay. So do most people hv 2 cars in home...pls share ur personal findings...thanks heaps

Having lived on the Tuscan Waters side for 11 years now..i can truly say its the best place to be. Its the most expensive side as it borders on bella vista and baulkham hills. I have more than doubled my purchase price already. No other part of Glenwood is better. Visit it and you will see why.

I had forgotten.... Tuscan Waters has some sort of Bella Vista inferiority complex and this review makes it plain to see. We had money and choices to buy in all the neighbouring suburbs. Tuscan Waters got crossed off the list first because the agent kept saying that "you can see Bella Vista from here". We used our hard earned $$ to buy the best possible living experience and the decision to buy near the lake shows in the prices today. Its no pissing contest - live where you feel most comfortable within your budget... not where you think others are going to judge you by.
