First home buyer, lived here for the past 2 years, from the Northern Suburbs. Really Tregear is a great suburb for these reasons:

1. Convenience - it is surrounded by at least 5 different shopping centres, all within 5-10 minutes drive away, including two Westfield shopping centres (Penrith and Mount Druitt). There's a tiny 'local shopping centre' in as well but it needs a refurbishment.

2. Public transport - It is very well connected to major public transport areas like St. Marys (7 minute bus ride) that takes you direct to the City (1 hour). St. Marys will also become a central hub going to the new Western Sydney International airport (13 minutes on the new Metro).

3. M4 motorway access - an easy 10 minute drive, no stressful intersections.

4. Nature - Breezy, fresh air all the time. Also the weather forecast is wrong most of the time - you can always bet that it will NOT rain, despite opposing weather forecasts. The soil is fertile as F - everything seems to grow as soon as you plant it.

5. Safety - Never personally encountered any crime, or seen any criminal activity here. You see primary school children walk to/from school, alone, all the time, no problem. Statistics may suggest that this area is dangerous so I am always on guard, just in case, and people in this area are also 'closed off' and may appear unfriendly by default. My neighbours are all quiet and keep to themselves.
