Roxburgh Park

"Affordability and Performance"

I have been living here in Roxy for about 4 months now and feel very much at home in this suburb. Like any other, it has its positives and negatives.

Positives:

Affordability: It is cheaper than Craigieburn and 8km closer to the city. Its mostly Townhouses and houses here. Average price for a 3x3x2 townhouse is about 340,000 and house is 400,000.

Suburb Performance: Roxy was number 10 on top 10 growth suburbs in Melbourne in 3rd quarter 2010 with estimated capital gains of 10 % in that quarter alone!

City access by road: 10 min to tulla, 7 mins to Hume Fwy, 4 min to Hume Fwy, 20 min to Citilink. (I have tried multiple combinations of ride to the city. On Freeway (excluding rush hour) it is about 35 min on average. On through Pasco Vale Rd or Hume Hwy/Sydney Rd, we have been in city in 45 min on average.

Train: Its the second last stop on Metlink's Craigieburn line but unlike Frankston or Belgrave lines, it has much fewer stops and it takes exactly 36 min from Roxburgh Park Station to Flinders.

Parks and Recreation: Roxy is in between city and country so lots of natural beauty all around. Woodland Park, Greenvale Reserviour, 400 acre reserve to name a few. With in Roxy, there are quite a few parks and water bodies.

People: Roxy is not a rich suburb but its not a troubled suburb either. There is a healthy mix of Aussies and Immigrants as well as a large Turkish and Islamic community. Interest from migrants has given the suburb a boost.

Active Council: It falls under city of Hume which is a fairly big city with a very active Council. Local libraries (especially at Broadmeadows) are great, with lots of activities planned all year round.

Negatives:

Entertainment Options:
You basic Safeway, IGA, Chinese Store, Discount Stores, Deli, Bakery, Halal Meat Shop are all there but if you are looking for Cafes and Bars, you should have stopped at Brunswick or Ascot Vale. The fact is, its a typical family with kids suburb so you dont have the night life offered in the 10 km radius.

Major Chains: Roxy is nestled between three big suburbs, Broadmeadows in South, Epping towards the East and Craigieburn to the North. All roughly 8km away. This means that all local Bunnings, K mart, Hoytts etc are also about 8 mins drive.

Safety: It is definitely much safer than Meadow Heights and Broadmeadows, but there have been one or two incidents recently. Then again, these incidents happen in Melbourne CBD also so you be the judge of that one.


Overall, I recommend people in this price bracket to consider Roxy simply because it is affordable, has all the basic facilities, transport links and services in a natural environment with a decent multicultural mix of people.

Is there a mosque near by other then Meadow Height or a Musalla ? Any Weekend Islamic school for kids ?
