Laverton

"Laverton - the place to live - an up and coming suburb"

Hi

I am 30yrs old, I bought a place on Bladin Street in the centre of Laverton approx 3yrs ago now. Have the years flown and has Laverton changed in that time. I moved in with my girl friend where we bought a run down house (structurally sound - got a building/pest inspection) and have fully renovated it to our liking.

We absolutely love the area, my girl friend is a Nurse and I run a small high quality landscaping business. It is a quiet, friendly, caring and a passionate neighbourhood. There are many people living in the suburb who have a dream to see Laverton arise to its full potential, which it will with the dedication and passion of so many.

Over the last 3 years I have seen many changes, all for the better, not to mention the increase in house prices. I apoligise to those who are buying, although, there are only smiles once you have (bought), as the prices only go up in Laverton.

I like Laverton because it is a quiet neighbourhood. We have two train stations where all the other suburbs need to commute to Laverton before heading to the city, that is either via transport or car, therefore we are the closest/quickest to the city than other neighbouring suburbs. I forgot to mention that Laverton is becoming a Hub for many bus routes as well.

Laverton has great investing/developing potential, most blocks of original size are able to be sub-divided, therefore, you may sell one and hold the other. This gives you an instant return on your money and you can reap the growth on the other. This will enable you to do this to more than one house in Laverton if you choose (not giving away any hints/tips on how to become rich, I mean, on how to improve Laverton).

Laverton has a brand new school P-12 nearing completion, it also has a catholic school and many fantastic schools within a 10min drive. It is a central suburb. It doesn't have a major shopping centre as such, although this keeps the traffic out and you get a buffet of shopping centres in the neighbouring suburbs as you can choose which ones you want to go to.

Laverton also has a grammar school approx 2kms away, Westbourne Grammar, this is the only grammar school in the western suburbs. This is where we hope to send our children when the time comes.

In conclusion, Laverton is definitely on the way up, other suburbs nearby are new estates whereas Laverton is due for a facelift. In my opinion, as the older houses improve, Laverton will be a sought after area as the location is second to none, 15mins to the city, 25 mins to either Melbourne or Avalon airports, easy access to several freeways, plenty of community spirit and activities, it doesn't attract any trouble of the young and restless, cos there are plenty of parks, skate parks, courts, a leisure centre (with gym and 25m indoor heated pool) , baseball club, football club, netball club, indoor roller-skating rink and I’m sure there is much more, not to mention thousands of jobs within a 3km radius.

I hope this is of some help, the more you investigate, the more you'll see the potential in both the short term (1-5yrs) and the Long term (10yrs +).
Laverton is the place to be.
