"Better than the Best"

People now and in the future will want to live new shopping complexes. Traffic conditions and finding a park is such a hassle now and will continue to be a hassle. If you look at Asia, America and Europe, suburbs with a top class shopping centre will always do well and will always be in demand, regardless of whether you are young, have a family and retiring. You want convenience. You want it now. Chadstone is a stone's throw away for all who live in Malvern East and guess what, I don't envy those who live in the Gascoigne Estate or near Central Park because I only live 15 mins walk to Chadstone. Don't get me wrong, I love parks and green spaces, but where I live now, I have a dog park, a kids park and an urban reserve all within 5 mins walk. Chadstone is just 15 mins walk in the other direction. Even if I drive there, I can find the best park and do all my shopping in one spot. I really cannot wait for the hotel to open up. This reminds me of when I was working in Singapore and Hong Kong and Kuala Lumpur and Japan. Living close to shopping centres is the dream! Also, now is the time to get in. Prices have stagnated across the market. Contemporary semi-detached dwellings with 3 or more bedrooms, on half a block are an affordable $1.85m with the old houses needing demolition / rebuild on a full block asking for $1.7m (you will need another $700k to build on a full block) so that brings the total price to about 2.5-ish after stamp duty and interests. Unless you have rich parents or plan to have lots of kids and pets, half a block is the way to go these days. Less chores, less cleaning, less maintenance and less gardening. Trust me.
