Linden Park

"Top Education Center in SA with high potential of capital growth"

Linden Park is a leafy eastern suburb within 5km radius to Adelaide CBD. With both Burnside Village shopping centre and Hazelwood Park within walking distance, it is a good combination of commercial and nature. There are lots of gentle elders living in Linden Park to enjoy their retirement, but the new comers are usually professionals with family or educational focus. They raise their kids and prepare their bright future enrolling in the most performing schools in Adelaide like Linden Park Primary, Glenunga High and many other best private schools within short distance. The average block is smaller than the surrounding suburbs because the high demand leads to many subdivisions of land to create more residents. As the result, the median price is not very high comparing to labouring suburbs like Tusmore and St Georges. But, there are some Georgian style mansions on the Hay Road. Also, with demand being very high but the supply of property being very limited every year, the average days on the market is within a few weeks. Thanks to the kind elders without greedy price tag in their mind comparing to Sydney and Melbourne property owners, the reserve price on the auctions are easy to reach but often surpassed by around 100K on average for well-presented ones. But the chances are getting less and less when more new purchasers moved in. Generally, the suburb is very good for family with kids, thanks to good schools, lots of parks and walking distance facilities. But if you are looking for a big block with large house, be prepared to pay a lot.

Linden park now looking like the Davoran Park of the Eastern Suburbs. Poorly maintained rental properties
