West Hobart is recognised as a lovely practical place to live, so close to all amenities. Having lived in Sydney previously I'd suggest one could compare it to living in east Hyde Park, that clsoe to the CBD. (How much would that cost you!! but even better is what will it cost to buy into West Hobart in the future?)

Many homes have stunning views over Hobart & the Derwent river. A short 5 or 10 minute stroll to North Hobart provides a gourmet's delight, choose from more than 25 top cafes/restaurants, a great night life with live music venues and the beaut independant State Cinema.

Recently West Hobart was signalled out as being one of the best long term real estate investment potential suburbs in Tasmania.

How does West Hobart compare to North and South Hobart with small villa prices and ambiance of area?

I would not think many villas will be available in West Hbt, its an original area of the town, new development is not prominent BUT I'd rank it over Sth Hbt any day. People will argue for sure, yet too many areas of the Sth are in the shadow of the mountains, thus very cool & cold in winter. Nth & West provide a greater opportunity for inner city lifestyle.

I have left the state, so not totally sure - I'd estimate from $250m to 380 shld get from in need of reno to really liveable for just 2 bedrooms. Will greatly depend on locale (ie how close to ammenities), age and reno state. Do yr research on realestate.com, keep a favourites/wishlist and y'll soon get feel for the values/features. Cheers
