"Intrusive and unfriendly"

An unpleasant experience under the management of Chelsea. The property was built on the cheap as an investment and it has a number of issues that make maintenance of the yard very difficult that also present safety liability problems. Pebbles and rocks in the lawn. Steepness of the lawn and depressions in the lawn surface adjacent to, and above the high retaining wall. A trip and fall hazard when working at heights with an operating lawn mower. The front step above the garden bed has a fall hazard which was exacerbated by a very poor quality repair to the garden bed by a contractor. The manager does not have an understanding of legal obligation for "duty of care". The manager was not responsive to requests for action regarding adequate landscaping of the yard and addressing the safety issues. While I ensured that the rent was paid on time and in advance every fortnight over the almost 5yr lease (as expected), and I kept the property clean and maintained in a fair and reasonable condition with much effort spent on the final clean to ensure the inside and outside was cleaner than when I moved in. The property manager disputed this and pointed out very trivial areas. Day by Day also attempt to arrange for BOND to be paid directly to them, which is held in their account until end of month audits. At the start of the lease, if a prospective tenant is unaware of their rights under legislation, Day by Day will attempt to manage the BOND directly and give the tenant the impression that the return of BOND will be to Day by Day and then return of bond to the tenant will be at their discretion. Prospective tenants should ensure you lodge your bond directly with Rental Bonds Online as there is no requirement for it to be handled by the agent. As a tenant, I would NOT recommend this property and I would NOT recommend Day by Day. They were not friendly or approachable and did not work with me as the tenant to help the "tenant/agent" relationship. Very happy to have moved out.
