My wife and I did not know Debbie Chadwick before I looked up the directory of McGrath to sell our apartment. In our first meeting we knew we made the right decision. Debbie spoke with confidence and presented herself well. She gave us an estimate of the fair value of the property which turned out to be extremely close to a price made by a prospective buyer. She recommended us to sell it through Private Treaty which turned out to be good advice. Over the course of the six-week period to have the apartment sold, Debbie kept us updated on the number of people who came for inspection and other pertinent details. I was working overseas in a time zone of two-hour difference from Sydney did not deter Debbie to keep me updated. Her communication skills are excellent, to the point and always factually correct. At the time of sale, there were already two other simular apartments from the same complex on the market, One pulled out of the sale and rented out after being on the market for a few weeks. The other is still on the market looking for a buyer as I wrote this message. The fact my apartment was the only one sold demonstrated how good Debbie was. The whole McGrath experience was exactly what I had hoped for and then delivered even more. Debbie was an amazing agent she has a great style with a combination of tenacity, customer service, strong sales track record and deep knowledge of the local area. One of the main reasons we chose Debbie was for her deep knowledge of the Crows Nest area and her sales track record this is a decided advantage against other agents as she either sold the property (McGrath has 50% of the market in Crows Nest), she has knowledge of the properties in the area along with their pros and cons, and has established relationships with all the buyers. When you are in sales, both prior performance and a client list of prospective buyers are a key indicator of an agents future success. Other agents without this would not have access to the passive buyer pool which Debbie has, and would therefore apply a spray and pray approach and just advertise and hope for the best. We felt that we wanted this plus a more proactive approach, and for our agent to be able to look at our property and match this to suitable buyers who they were already working with. The other key factor was Debbie's sales support team, Brooke. One key thing I looked for was the team support an agent has in order to be successful. Every sales person needs a sales support person, and not all agents have this nor do they have very good definition and structure to this role. Both Debbie and Brooke worked together seamlessly and well another indication to us that Debbie was the right choice. The McGrath edge was to instill quality at each and every point and additional tactics to ensure that the buyer had every opportunity to buy and no barriers or excuses to not being able to move quickly and make an offer (I wont spoil their secrets by talking about them here). My husband and I recently sold our house in Naremburn through Debbie Chadwick, Debbie first contacted me through a flyer. I invited her to come and see our house as we were thinking about selling or renting it out at the time. She gave a fair valuation and said we would get between $1.45 and $1.55 million (we sold for $1.49). She did not inflate the price at all.
