Is there any flood risk in Ascot, the Tibradden estate area?

THis area is separated from the river by a huge parkland or river reserve called Garvey Park. There are some small areas of swamp in that reserve past the main park, but they are still quite far away from any houses in Tibradden. There are houses on Fauntleroy Ave leading into the area that would be more affected if there were any issues, but even they are up a little higher. In winter when it rains heavily the clay soil does hold water and when you go walking in the reserve your shoes will get pretty dirty going through puddles. The river itself doesn't usually come up over the reasonably high banks though. Fortunately, or perhaps not, we just don't get enough rain here to cause the river to rise that much. If we ever had a major storm like QLD I am sure there would be flooding in the park, but I doubt if it would reach the houses unless it was a really 'major' event. In that case, suburbs from the city out to Midland on both sides of the river would be affected.
