"Convenient"

Been here since 1989. Kids have been through Corpus Christi. Excellent school which gave them great friends, experiences and opportunities. Walking distance to train stations. We feel safe here. Blessed to have wonderful neighbours over the years who look out for us. It’s an old suburb so not all houses and gardens are well kept but new houses are gradually appearing. Small commercial area but the best Chinese restaurant in Perth. Friends from north of river to Mandurah frequent it. Won’t leave.

Looking for a home in Bateman?

"Close enough to everything."

If you are a walker, and can make approx a 3 km distance, you can get to Garden City, Kardinya, Bull Creek and Winthrop. So obviously fast in a car too. Mt Pleasant Shops are close (about 1km) and Riley's cafe, also at Mt Pleasant, is excellent. Bateman is a suburb where the only people in it, live in it. So it is quiet and friendly, with not too many dodgy characters about. I like it. The cut-off for Rosmoyne High is around Parry Ave (but meanders a bit) so the demand close to the Leach Highway end of the suburb is higher than that at the South Street end. Having said that, there are several private schools in or near Bateman, so you have plenty of schooling choice. the primary school is small enough to feel like a community school. Many good teachers and a caring atmosphere.

The train is great and if you cannot drive the public transport on the arterial parts (Leach, South St) is great. The new hospital going up close by is sure to push up prices, but this area already has a large part of the population medically oriented (GPs, physios, chiros, podiatrists).

"The best thing about Bateman is the non-pretentious, highly intelligent population!"

Lovely family area with great neighbours, most people are tertiary educated but instead of putting all their money into pretentious houses have other interests as well; lots of boaties and people with interesting lives live in Bateman.
Excellent for kids, great access to train (no real need to have 2 cars in a family).
Could do with more street trees and the verges are not uniformly cared for but the fact that most families have someone at home during the day (rather than everyone into the city most of the week) means it is a friendly and safe place for kids.

I don't know about your Safe & Sound rating? Haven't you noticed the numerous skid marks and hoon drivers around Bateman? It's only a matter of time someone loses control and there is a serious accident. Hopefully no kids are involved. Some cars speeding excessively in the area include:
A blue holden commodore with registration no. 1DMX657 and a Black Falcon Ute with registration no. 1BPH956

"Good location, but lacks character"

Bateman is very well located and has good access to trains - a 20 min ride into the city. However, road congestion can be an issue on Leach Hwy and South st during peak times.
Neighbours are generally friendly.
Well located to schools, so good for families.
Problems is that it is not green/leafy enough. There are many older houses that are not well kept. The bore water also stains the pathways. Beauty and character is lacking.
Melville Council should gentrify the area more and/or let residents know they can request and get a verge tree for free.
Bateman also lacks community feel because it has no real shops.
Houses close to Murdoch Dr have sunken power lines. The rest of Bateman should get sunken powerlines too, which would help beautify the otherwise bare and dreary looking suburb.

the train is only 11 or 13 mins to the city and access to the fiona stanley hospital means bateman will be well in demand for professional hospital workers. great invesment

I agree, last time I checked the train was 9 min (from Bull Creek Station) for an Express, and 10 min for a regular service train (with only 1 stop pre-city)

I would also comment that not having shops is good in some ways - not many undesirables just wandering around (just go to areas with shops late in the evening and see what I mean - especially when the shops are shut!).
I agree on the sunken power lines but since the poles are quite new I understand that is not happening soon.

Has anyone noticed the increased the amount of skid marks and burnouts around Bateman? Unfortunately these incidents are occurring around Corpus Christi College and Bateman Primary School. The Melville council and cops need to act and stop this "hoon" behaviour before someone gets hurt.

Rentals in Bateman

"Safe and Affordable Suburb for families"

Bateman is a safe, well located suburb close to all required amenities and transport with good school zoning (RSHS and LSHS), low numbers of rental properties and little or no state housing (that I am aware of). Bateman is also well priced compared to neighbouring suburbs Brentwood, Booragoon and Murdoch/Winthrop. Bullcreek is also still relatively higher than Bateman price wise (but is a much larger suburb).
The area closest to Leach Highway (bordered by Dean Rd, Mandala Cres and Venus St) is the oldest section of Bateman which is where you will find the most affordable homes (and conversely some rentals and less “attractive” homes), however this area is the best location in my opinion in relation to Train, Primary School, Rossmoyne High Area, freeway access, Booragoon shopping centre etc.
The rest of Bateman you will generally find well kept, 700sqm plus blocks with well built 4x2 family homes built in the 80s for affordable prices ranging from 680k and upwards often with Pools. Compare this to say Ardross – you would be paying closer to 950k and above. Sure Ardross is more leafy and closer still to Booragoon shopping and the city – but as a yardstick you can see Bateman is more affordable.
Bateman is a safe suburb with more younger families moving back in (which I may myself one day). My only gripe with Bateman is there is no Deli anymore so you have to drive to Bullcreek, Winthrop or Brentwood for a carton milk and loaf of bread. There is a local Doctors surgery and a couple of Asian restaurants at the “Business Center”
Obviously the closer you are to Leach Hway or the Freeway you will get more road noise and you can hear the trains in Bateman but nothing to keep you awake at night – plus that comes with the convenience!
Overall – if you are looking for a convenient and safe place to live – its one of the best priced suburbs in the area.

Just a comment that I have been watching the real estate for a while and many of the sellers are landlords but as far as I have seen none of the buyers are. This means that the rentals are disappearing and the places are slowly being done up. A positive step.

"Overrated"

I have been renting in the suburb for 2 years and it is slowly deteriorating. A tatty looking suburb as one drives through. Most houses appear to be in need of TLC.
Same/better quality houses available in neater nearby suburbs at lower/equal rental and sale prices. Sellers, landlords and real estate agents have inflated impression of suburb. I have found the attitude of landlords I have spoken to when looking at prospective rentals and the landlord and agents I have dealt with, is that the houses are too old to put money into properly repairing/replacing things needing attention, so they just do patch-up jobs, thus the deterioraton.
Parks not friendly for children under 3/4. Good shady grass areas in parks. Friendly neighbours in area.
Rodent problem in bush area close to freeway.
Traffic in area and Freeway in peak hour very congested.
Fair amount of noise pollution due to suburb being located between Kwinana Freeway and two main dual carriageways to/from Fremantle - Leach Highway and South Street. Screeching of trains at Murdoch (South Street) and BullCreek (Leach Highway) train stations nearby becomes noisy late at night when road traffic dies down for properties close to freeway and main arterials. Upcoming Fiona Stanley Public hospital will add to noise pollution and traffic congestion.
Overall I consider it a convenient location but not worth the higher prices.
Be careful of all older houses in all areas - safety glass in lower window panels at ground level was not a requirement when older house were built and landlords wont replace broken window with saftey glass as regulation stipulates that same glass be used when windows ned replacing - this is dangerous to young children and pets.
No quality childcare facilities in the area.
No doctors/clinics in immediate area, good access to private hospital.
Good access to public transport.

My wife and I have been looking around Bateman The convenience of the public transport is a big appeal to me, working in the city. Interested to see some of your comments. Not sure how loud the train noises would be at night, surely they don’t carry too far? What other suburbs around there do you rate higher?

If you are going through an agent, be careful of realty one in Winthrop, the agents never return calls or messages and then say they never got any voice messages or messages left with reception. Very frustrating dealing with them. Megan from Heron Johns in Bull Creek really a helpful person and friends dealt with her say she is very responsible.
Quieter areas are Ardross (good access to Canning Station - no park and ride, and Bull Creek Station) and Applecross (access to Canning) and Winthrop (access to Bull Creek and Murdoch), Leeming (access to Murdoch).
Bull Creek a neater looking suburb than Bateman. Houses close to Freeway and main roads also get noise, but all in all I would rate it better than Bateman.
Brentwood is a nice suburb, older houses but neat suburb and excellent access too Bull Creek station. Mt Pleasant a nice suburb too.
Como and Manning also good access to Canning Station.
In bed at night, I can hear trains. While watching television or if music on, I can' t here train. Traffic noise starts at about 6am and dies down about 8.30am.
