There are several spots in Bayswater with different characteristics. Down in the more industrial section, I would be a little less likely to set up house just because there is a lot of empty space at night with only an occassional security patrol. However, closer to Beechboro Rd there are a lot of older houses and some redevelopment and I think that would be more attractive. the section between Garrat Rd and King William St is very much a mature area with lots of young families now moving into the area and renovating character houses or building good quality new houses. Near the community centre (across from the tennis courts) there were some very nice houses being built. But - if you head over Guildford Rd you are now in the ''river precinct'' and this is really a great area to be. The other side of the road is Maylands. It is hard to judge by crime stats alone, because the areas are diverse. We walked, at night, around the river areas for many years without any concerns. As we walked, I used to imagine what it would be like to build on one of the vacant blocks nearby the Eric Singleton Bird Sanctury!
