I don't believe that your question is hard to answer. It depends. From Langston Golf Course all the way to H St NE is probably going to benefit from the gentrification of the H St area. There are several properties owned by the District Government along that section of the road.
I do believe it will improve, but I also think that improvement is at least 4-5 years away. Something will have to be done for the residents of the public housing buildings. The government has been slow to react to the plight of the disadvantaged and I have my doubts that they will act quickly or efficiently.
There are other areas of the city that do not have the same public domain challenges.
How serious are you about owning a home right now? And what are your reasons for buying? Are you wanting this as your primary residence, investment purposes (there are additional costs and requirements to being a absentee owner/landlord) and how soon do you want to buy? Also, have you considered what you would do should there not be enough development in the area to your liking?
