Hi, any more insight into why schools in Bentleigh are being labelled as average?

Looking at Bentleigh area because we like older looking well kept homes and neighbourhood family friendly vibe. Concerned about mixed opinions about schools and challenges in the area. Any more insight to help us make the right decision please.
