Why are my rental applications being knocked back?

Am moving to the Central Coast in NSW and every rental app I put in gets knocked back. Been a house owner for 15+ years. Absolutely ridiculous considering I start a new job very shortly and still have no place to live

Sorry to hear. It's a tight market with rentals ATM and will only get worse. It could be that you may not have the references available as you have owned your own property. It can be to do with your financial situation. We had similar trouble in the past and in such a tight market houses in the Canberra region were effectively being auctioned to the highest bidder. Some agent prefer a tradie so they are obliged to update a property at their own expense. A past bad credit can also hold you back. Some agents are just holding properties they own and it works as an advertisement for their company. I know of a couple of agents who had offered properties here on the central coast at a reasonable price but won't make the properties available in which case everyone except the agent looses out and therefore offer the property for sale once the owner has just simply had enough of waiting. There are a lot of games being played. Your best bet is to visit them in person with excellent references even from your employer if that's all you have, offering 10% over what they are asking may help, also 6 months rent in advance. Agents will blacklist you at the drop of a hat for ridiculous reasons and the blacklist will be passed around to other agents also, while this is illegal it does happen, every agent will have their own list but internally they are very close knit. Hope some of this advise helps without knowing your personal situation it's hard to say. Some agents are just dicks so keep trying you will get one eventually. Good luck.
