Help us choose a suburb please in Brisbane!

Hi, my husband and I are moving to Brisbane, with our 2 kids, and we would like to buy a home in an area that doesn't flood, has good state schools, a low crime rate and homes under 450,000. Any ideas? We are currently looking at Algester, Runcorn, Camira, Sunnybank Hills, Parkinson and Alexandra Hills. What do u think?

I would look at Carina. It doesn't flood. It is close to everything and I saw a lovely home the other day for under $450,000.
It is also one of those suburbs that is up and coming. It is close to some very expensive suburbs like Camp Hill and Carindale.
It is close to Carindale shops and has some very good schools. Camp Hill or St Martins Catholic.
The buses are great.
