"B^^S for Premium rates"

We have lived in Brookwater for nesrly 5 years, now has become basically the crime capital..... all residents in our street are talking about fencing the street or their own land area with gates ( not allowed in Brrokwater as supposedly it;s an open community) due to increasing break - ins and car thefts. Brookwater charges body corp fees annually to provide nothing but a bit of greenery and in adition the Ipswich council land rates are rediculous.. We thought we are living in a premuim area

"Beautiful, wildlife but also neighbourly and family friendly"

Absolutely stunning place, have lived here for years. The wildlife is beautiful and so is the friendliness. It is close to everything, and not too far out from Brisbane, but also not busy and bustling. Very nice and quiet, friendly community.

"Brookwater is a nice place to live in, but..."

Brookwater is a nice place to live in, but... Ipswich council RATES are criminal and cannot be justified as I found out when I made enquiries with the council. WAY TOOOOOOO HIGH.
Compare it with any other area surrounding and we are seriously being shafted, a clear case of discrimination and a class action is justifiable.
BROOKWATER WAKE UP and stop taking this abuse.
But in a complaint with Ipswich council, call you local member and ask questions about it, turn up the heat, let's expose this BS.

"A wonderful community!"

I have lived in Brookwater for 7 years, originally from the Ipswich area. Brookwater has surpassed my expectations in every way. The body corporate is a blessing and it's so nice to see that the parks are always maintained and that people actually care about their own yard maintenance. It would be great to see some more cafes in the area, then we'd never have to leave!

Rentals in Brookwater

"False advertising, all smoke and mirrors"

Moved into Brookwater recently. Full of ‘would bes, if could bes’. Full of rentals. Levies are exorbitant. Springfield Land Corporation profits from these levies as not all money goes back into estate. “Looks good” at residents expense so developer can put high price on their land for sale. This ‘Brookwater Home Owners Club’ is a joke, nepotism rife, egotistical, abusive sycophants on their Facebook groups and they don’t hold meetings correctly, don’t issue agendas and you are ushered out of meetings, secret closed door business. Upped the levies without consultation, increased employees wages without consulting residents, gave the nod for golf course to start earlier than 6 am every morning without consulting residents. All secret. If you dare complain the garden maintenance not done, you’re vilified publically. They don’t uphold the convents, we were told they are powerless by chairperson!? No accountability, no adherence to QLD BODY CORPORATE AND COMMUNITY MANAGEMENT LEGISLATION. There’s something suss with all this, associations with Ipswich Council. Seems this Brookwater is untouchable. We’renot alone with this train of thought. Crime rising fast in here too. “Dodgywaters” more like it!

Hi, thanks for your review. We've recently purchased land in the area and your review is helpful. How long have you had these concerns and is the owners club helping you rectify your concerns.

BHOC is very good at vilifying residents if they ask too many questions - like where does all the levy money goe, why are we paying tens of thousands of dollars to keep repairing a fountain just because Mr Synathamby wants it and why are we paying full council rates while were paying for total upkeep in this suburb? We were over charged on our levies and to get the money back we have to pay $50 for their Body Corporate Management to process my claim. It was their stuff up. The BHOC IS A CON GUYS, WAKE UP!

"Great community with beautiful homes and manicured parklands"

My husband and I have lived at Brookwater for 10 years and we couldn't imagine living anywhere else. We love the people and the relaxed lifestyle especially with all the green space, manicured parklands and walking trails. We feel like we're on holidays every time we arrive home from work. We also really value the benefits of the Home Owners Club because it ensures all the common areas are maintained and our most valuable asset is protected for the long term.

NOT ALL common areas, thanks. It appears obvious that some areas are more important than others. Weve been asking for 3 years for our area to be cleaned up - building debris and concrete fence footings to be removed, destroyed plants be replaced, but keep getting ignored. Maliciously slandered by a subsidiary chairperson because we dared insist the exorbitant levies money we pay are spent in our area. No louisew6, youre misinformed as our little area isnt the only one having troubles, find out the golf course and crap along their fence, those residents a fuming too and the BHOC doesnt help them!

"A stunning suburban retreat"

Coming home to Brookwater is like driving into your own oasis. You're surrounded by green open spaces and everywhere you look there are beautiful views to the Brookwater Golf Course, bushland nature reserves and parks. Everything is maintained to the highest standard because of the body corporate which is very unique. If you appreciate good design and don't want to live in another 'cookie cutter' suburb where every house looks the same, this is the place for you. All the homes in Brookwater have to be architecturally designed. I actually think the strict covenant is a good feature because it means the homes built here will always be of a high quality, which protects home values for everyone.
Brookwater has a great community spirit and there are lots of like-minded people. And I feel really safe here. The local police met with some residents and said you'd be hard pressed to find a safer area!

"Green oasis"

Leafy, quality suburb built around a world class golf course. Nice place to live if you like peace and quiet and being surrounded by green spaces. We love walking to keep fit and find it just great here. We've lived inner city and sardine suburbs before and plenty of places where homes don't get looked after. Nobody is too close here and people are very house-proud which makes a big difference to the look and feel of the place. The parks and public spaces are always clean and kept manicured thanks to home owners club. We eat out a lot and like to head to the movies. There are great options here close by in every direction. Door to door drive for my work in CBD is 35-40 mins ( I have friends in Coorparoo and Morningside whose drive can take as long as mine). Getting to airport is a breeze with the new tunnel, and Gold Coast is an easy hour away via Loan Motorway.
There are a few things missing from the local area that we could use like - a car wash, a great seafood restaurant, off the leash dog park, good walking and cycle path to the train station - but that is about it.

"Too expensive for Ipswich"

It's only expensive as people will pay - it is the nicest suburb in Ipswich - with a Brisbane feel. 35 minutes on the train to the CBD I wouldn't say that it is too far from a CBD for city living.

Compare Brisbane suburbs like nundah next to clay field. Brisbane south east is full of low demographic next door to high. I was the third resident to build at brookwater 15 years ago and have seen it transform and the infrastructure grow. We don't even lock our house when we leave it. Where else can you get that? Decent people, no goons and not a drive through suburb only 35 minutes to cbd. Also an abundance of great places to eat now with Orion town centre and the new red bank eateries. Superb place to live with lots of bushland feel. Kangaroos on the front lawn and kookaburras on the deck, lots of stars at night etc. Worth every penny

"Brookwater - Prestigious suburb of Ipswich"

I am so glad to have discovered this suburb. We are first home buyers but fell in love with this place and bought a land on which we will build. The Suburb has strict covenant hence its very well maintained and houses look like they are in great quality. Some of the areas are gated-communities. A Golf course surrounding the whole suburb and lot of green spaces which apparently will be untouched. There is a proposed 5-star spa and resort Brookwater Dusit Thani which will be ready by early 2017. Close to few private schools as well as public school. Apprx. 10 minutes drive from Springfield Central station and Orion shopping complex. Apprx. 30 mins drive (off-peak hours) to Brisbane CBD. Other prominent developments/companies nearby - Mater, USQ, GE Australia Headquarters, 9 News, Robelle Domain, Polaris Data Centre, etc.

Mhhhh, if you are going to rate 1 star on every suburb 20kms far from the city and the coast there is approximately 160 suburbs you will have to rate, so keep it up!, plenty of wok to do!...

Your cons are ridiculous. Too far from coast? Too far from city? That's actually the point for a lot of people.

Vanessa - its a rather expensive urban slum at that! Do not know how many slums you have been too but my gated community in Brookwater and the whole area is far from one!

Yeah why live so far away from the city when you can live much closer and pay the same amount of money for a much older house and it still take the same amount of time to get into the city. Yes that does sound much better :P You sound very sophisticated too so I can see how you came to the conclusion that Brookwater is a slum lol joking, it is clear that you are jealous and cant afford to live there so you are knocking it instead. Classic!

"Love it!"

I moved from Sandgate looking to rent in a place I would like to buy, and not disappointed at all, I was looking for an area with modern type of houses and open spaces and here it seems is the only type, the great thing is that I can get it for much less than other established areas in which is a miracle to find either a modern house or a empty land to build at a reasonable price. With the new Mater hospital, the resort and the Orion expansion for sure it tick all my boxes, did I mentioned good schools and train station in 5 minutes.

"Exclusive Neighbourhood"

Welcome to Brookwater, the premier golf community. The suburb is very green surrounded by parks and wildlife. It's also very clean and peaceful, shopping options are available at Orion in nearby Springfield Central or The Corner at adjoining Augustine Heights. The resale and rental value is high due to the prestigious homes. Brookwater is a very safe suburb with virtually no traffic on its beautiful tree lined roads. Your school options are for public: Augusta State School and Redbank Plains High School and for private: Good Shepherd Catholic Primary School, St Augustine's College, St Peters Lutheran College and The Springfield Anglican College. Although the homes are pricey it is well worth it because the blocks are big and the views are magical.
